Property values; application for market value appraisals

An appraisal committee has been set up for the respective area of responsibility at each district office and each independent city. Members are members of public authorities and honorary experts (such as architects). The committee is basically autonomous and independent. The office of the expert committee is the district administrative authority (district administration office or independent city).

The expert committee issues expert opinions on the market value of developed and undeveloped properties upon request and for a fee. Such an appraisal can also be requested by a private individual.

The market value (market value) is determined by the price that could be achieved in the ordinary course of business at the time to which the valuation relates, taking into account the legal circumstances and actual characteristics, the other properties and the location of the property or other object of the valuation without taking into account unusual or personal circumstances.

Fees are charged for the preparation of market value appraisals. As a rule, these are based on the value determined in the appraisal. In addition, expenses may be incurred depending on the individual case.

  The "Standard Land Values Bavaria" application provides information on standard land values in Bavaria via an Internet portal. The zones with standardized standard land values are displayed against the background of official maps and aerial photographs. The information released by the expert committee can be called up by clicking on it. Orders for official information subject to a charge are forwarded directly to the expert committees or to the "BORIS BAYERN" procedure.

  The standard land value information system provides standard land values from a large number of expert committees online. You can choose between a permanent subscription (equivalent to obtaining the entire standard land value map) and individual information. If available, you can also purchase real estate market reports from the expert committees.
