Brief description
The state promotes the creation or acquisition of owner-occupied housing (own house or condominium for own use).
Description
Purpose
The subsidy is intended to help people looking for housing to become homeowners by building or purchasing a house or condominium for their own residential purposes (= owner-occupation, Art. 3 Para. 1 Sentence 4 of the Bavarian Housing Subsidy Act, BayWoFG).
Object
The state promotes the creation or acquisition of owner-occupied housing as part of the Bavarian interest subsidy program for the promotion of owner-occupied housing.
Beneficiary
Beneficiaries are private individuals.
Eligible costs
In the case of residential construction, the total costs as defined in §§ 5 to 8 of the Ordinance on Housing Calculations under the Second Housing Act (Second Calculation Ordinance - II. BV) (= land, construction and ancillary construction costs) are eligible.
In the case of the purchase of residential property, the purchase price and the purchase costs are eligible; in the case of a second purchase (= used residential property), the costs of necessary modernization and repair measures are also eligible.
Type and height
The funding is granted as a subsidy. The funding is granted as a credit/loan.
The type of grant is a project grant.
In the interest subsidy program, funding is provided in the form of a subsidized loan of up to one third of the total costs. In addition, a child allowance of EUR 5,000 per child can be granted in conjunction with the loan.

Prerequisites
- Only households whose income does not exceed the income limits specified in Art. 11 Para. 1 BayWoFG can benefit from the subsidy.
- Funding is provided with an interest reduction of up to 1/3 of the total costs and a child subsidy of EUR 5,000 per child in conjunction with the loan.
- The construction project may not be started before the funding has been approved.
- There is no legal entitlement to funding.
Exclusion criteria:
Owner-occupied housing may only be subsidized for applicants who are not only staying temporarily in Germany and who are legally and actually in a position to establish a long-term residence for their household as the center of their living arrangements and to run an independent household.
Funding for the purchase of owner-occupied housing is excluded if the seller and buyer are related in a direct line.

Procedure
The procedure is a two-stage process:
- The application must be submitted to the Bayerische Landesbodenkreditanstalt using the forms and documents provided for this purpose. Approval is granted by the district administrative authority.
- The loan commitment and notification of approval is made by the Bayerische Landesbodenkreditanstalt. Payment is made according to the progress of construction and must be applied for at the district administrative authority. The district administration offices or independent cities are responsible for providing advice.
