Rental apartments for people with disabilities; application for funding for adaptation
Brief description
The adaptation of rented accommodation to the needs of people with disabilities (Section 2 (1) of the Ninth Book of the German Social Code) can be funded.
Description
Purpose
The Free State of Bavaria promotes the adaptation of existing rental housing to meet the needs of people with disabilities as part of the Bavarian Housing Program with a performance-free building loan of up to EUR 10,000.
Object
For structural measures in existing properties to adapt rented accommodation to the needs of people with disabilities (e.g. installation of a disabled bathroom or stair lift, construction of a ramp for wheelchair users), owners of rented accommodation can receive a performance-free building loan of up to EUR 10,000.
Beneficiary
Depending on the type of funding, the recipients are different people: In the case of funding for housing construction and modernization measures, these may be the owners of land, heritable building rights or usufructuaries. In the case of funding for the purchase of housing, the purchasers of the housing are eligible for funding. In the case of funding for the granting of occupancy and rental commitments for existing housing, the owners of the housing or other authorized persons are the recipients of the funding.
Eligible costs
Funding is provided for the total costs of a project, i.e. all costs incurred in connection with the construction, modernization or acquisition of housing.
The actual circumstances at the time the grant is approved are decisive.
When purchasing residential property for the first time, both the purchase price and the additional acquisition costs (e.g. notary, land register or land acquisition costs) can be subsidized.
The prerequisite is that the purchase price corresponds to the local housing market and is economically appropriate.
Type and height
The funding is granted as a credit/loan.
For structural measures in existing buildings to adapt rented accommodation to the needs of people with disabilities, owners of rented accommodation can receive a performance-free building loan of up to EUR 10,000.
Prerequisites
- Only households whose income does not exceed the income limits specified in Art. 11 BayWoFG can benefit from the subsidy.
- A disability must be proven in accordance with § 2 Para. 1 SGB IX.
- The construction project may not be started before the funding has been approved.
There is no legal entitlement to funding.

Procedure
The procedure is a two-stage process:
- The application must be submitted to the granting authority using the forms and documents provided for this purpose. In the case of a two-family house, the application must be submitted to your district office or district-free city and in the case of a multi-family house to the responsible government (exception: if the rental apartment is located in Augsburg, Munich or Nuremberg, the city is the approval office). Approval is granted by the approval office.
- The Bayerische Landesbodenkreditanstalt is responsible for approving the loan and delivering the approval notice. Application for disbursement must be made to the approval office.
